And that’s enough to bring out the house hunters.

There’s never a guarantee that you won’t find yourself in a multiple offer situation while trying to buy the house of your dreams. But you can reduce the odds by starting your search while there is less competition.

Spring kicks off the real estate shopping season as sellers who delayed listing their homes in the winter enter the market in anticipation of a flood of eager buyers in March and April. You can begin looking now in the “sweet spot” while inventory is rising but buyers are just beginning to trickle in.  

If you haven’t already, talk to a mortgage broker so you can determine a maximum price and budget that’s right for you. That way you can start your search with confidence and act fast when you find the perfect house.

You would like to move by early summer

When you think of your home-buying timeline, work backward. Think of when you’d like to be in your new home.

If you’re purchasing with mortgage loan, escrow usually takes 30-45 days. Then factor in shopping time. In our experience, most homebuyers spend 6-8 weeks looking for their next home. Those of us with a specific style, floor plan, lot size, or neighborhood in mind may have to look even longer. If we’re conservative we might pad that number a little to account for the few of us that take longer. So let’s say it takes most Southern Oregon house hunters approximately 6-12 weeks (45-90 days) to find a home they want to make an offer on.

If you land right in the middle at 8 weeks (60 days) to find the right property and assuming you make an offer and successfully negotiate the purchase (YAY!), you’re probably looking at at least another 30 days while in escrow. If you start your search right now, you have a good chance of closing on your next home by mid-May. Just in time for summer!
